Investment Strategy

We deploy capital into real assets with durable cash flows, defensible market positions, and long-term appreciation potential. Our strategy is defined not by what we buy, but by how we hold.

Core Philosophy

Permanent capital. Asymmetric returns.

Most capital is deployed with an exit in mind. We operate differently. Our holding company structure allows us to acquire assets with no predetermined exit timeline — giving us a structural advantage over funds and operators constrained by capital return schedules.

This permanence changes how we underwrite. We are not optimizing for IRR over a five-year window. We are building a portfolio designed to compound across decades, where the quality of the asset and the durability of its cash flows matter far more than the entry multiple.

The result is a concentrated, high-conviction portfolio of positions we understand deeply and intend to own indefinitely.

Asset Classes

Where we invest.

Commercial Real Estate

Office, industrial, and mixed-use properties in high-growth Southeast and Mid-Atlantic markets. We target assets with stable in-place cash flows and identifiable value-add opportunities through lease-up, capital improvement, or operational repositioning.

  • Class A and B assets
  • Markets with population tailwinds
  • Below replacement cost entry
  • NNN and long-term lease structures

Residential & Multifamily

Multifamily portfolios and single-family residential assets in supply-constrained suburban corridors. We focus on markets where demographic demand structurally outpaces new supply, supporting durable rent growth over time.

  • 50–500 unit portfolios
  • Suburban high-growth corridors
  • Value-add through operations
  • Long-term hold with refinance optionality

Operating Businesses

Majority and minority equity positions in profitable, cash-flowing businesses with defensible customer bases and recurring revenue. We are sector-agnostic but favor businesses with high switching costs, low capital intensity, and strong owner-operator alignment.

  • $3M–$20M annual revenue
  • EBITDA-positive at acquisition
  • Recurring or contracted revenue
  • Defensible competitive moat

Long-Term Capital Partnerships

Co-investment structures with qualified capital partners on specific asset acquisitions. We offer institutional-quality deal access, transparent reporting, and alignment through meaningful co-investment by the principal on every transaction.

  • Accredited investors only
  • Deal-by-deal co-investment
  • Preferred return structures
  • Full principal co-investment

Acquisition Criteria

What we look for.

01

Durable Cash Flow

Every acquisition must generate positive cash flow from day one or have a clear, low-risk path to it. We do not speculate on appreciation alone.

02

Defensible Market Position

We favor assets and businesses with structural advantages — location, switching costs, long-term contracts, or regulatory barriers — that protect returns over time.

03

Proprietary Sourcing

We source 100% of our deals off-market through direct relationships with owners, brokers, and operators. We do not compete in broadly marketed auction processes.

04

Conservative Leverage

We underwrite to survive downturns, not to maximize returns in the base case. Debt is a tool, not a strategy. We maintain significant equity cushions across the portfolio.

05

Alignment of Interests

The principal co-invests meaningfully in every transaction alongside capital partners. Our interests are structurally aligned — we win only when our partners win.

06

Long-Term Ownership Horizon

We evaluate every acquisition as a permanent hold. This discipline eliminates short-term thinking from our underwriting and focuses us on assets worth owning forever.

Capital Partners

Who we work with.

We engage selectively with capital partners who share our long-term ownership philosophy and meet the following criteria.

  • Accredited investor status under SEC Regulation D
  • Minimum commitment of $250,000 per transaction
  • Alignment with a 5–10 year minimum hold horizon
  • Comfort with illiquid, private market structures
  • Preference for cash flow over near-term liquidity

Ready to explore a partnership?

We accept a limited number of new capital partners each year. Inquiries are reviewed personally by the principal.
